Investor Tips and Information

UPDATE FOR JANUARY 20TH, 2013

Our Prices Have Increased Each of the Past 5 Years...Site Construction is complete to all 3 phases...

IMPORTANT LAKE PROPERTY INVESTOR INFORMATION:

Our prices have increased steadily each of the last 5 years due to steady demand.  Another price increase in September  2011 also reflected the completion of Phase 3's construction of roads, utility grid etc. While our prices continue to edge slightly higher they will soon reflect the rarity of serviced lakefront property along the shores of this giantic, pristine lake.

Of Lesser Slave Lake's 247 km of shoreline, only 39 km of shoreline is privately owned.  Of the 39 km of titled private ownership, less than 1/4 of it has any available access to services such as power - leaving a tiny scant few km of shoreline with varied access to utilities.  Red Sky Shores is a rare waterfront community with full municipal services - town water and sewer lines - no smelly septic tanks - buried power, natural gas, and highspeed internet access (coming soon), NEW private onsite pier and a Federal harbor and marina neighboring us, which has undergone extensive improvements each of the past few years and is continuing along its 5 year expansion plan/upgrade plan.  All this plus there is no building commitment at Red Sky - so you simply could become a lakefront property owner without having to build a lake home, cottage or a log cabin...

...wouldn't that be nice in your portfolio - a lake property with no building commitment - with full services run up to your lot for easy tie-in if you decide to build later or sell down the road...

1)  Proximity to over 1.5 Million Albertans…

We are located in Joussard, on Lesser Slave Lake, approximately a 3.5 hour drive for over 1.5 million Edmontonians and Northern Albertans (the same ratio is true for Invermere/Fairmont/Panorama's proximity to Calgary). That's pretty important when you consider the phenomenal rise in lake real estate in Alberta and BC over the past few short years and the rising prices in lake communities short driving distances to major population centres. Population proximity is key to big returns in recreational property investment - so is proximity to water - we have both on our doorstep…

…real wealth has been generated by savvy investors and quick thinking, regular folks who act when they see trends developing. The Slave Lake area continues to see steady growth in recreational visits. Campers, seasonal RV owners, and tourists throng here to enjoy our clean, unspoiled lake environment. A local campground not far from Red Sky had over 6500 campers on the August long weekend in 2012 - there are waiting lists for RV sites in Joussard and around the Slave Lake area due to limited waterfront access. The projected growth in tourism, recreational property investment and in the energy industry in the entire Slave Lake region is driving our success. Demand has remained steady for Red Sky lots…

2)  Is there a building commitment…

No, there is no building commitment, so many investors may wish to simply sit on their lot purchase until such time that their returns on investment can be maximized. Typically lot prices increase during a lake development's construction process and continue to rise in many cases long after completion of the development…

3)  Why should I buy now…

Now that many cabins and cottages have been constructed by owners and the utility grid is in place to all 3 phases inquiries are coming in daily. We had barely finished the construction on Phase 2 when we sold 12 lots in rapid succession. People who were waiting to see the utility grid in place before buying are now comparing value on the 37 lots in our Phase 3 - family heirloom property from the Shiniman family - which adds even more choices alongside our Red Sky Shores lakefront....

Take advantage of our entry level pricing from $89,900 as we work towards selling out as demand increases with our 2013 targeted direct marketing campaign. During a brief, targeted marketing campaign in our first year we managed to sell nearly 70% of our Phase One lake lots when it was nothing but treed, undeveloped land!  Now utility construction has been completed in all phases, roads are built, the playground is built and hundreds of more trees have been planted. Many owners are using their cottages and cabins or parking their RV's. The excitement can only increase as more and more cabins pop up in 2013 as we continue to launch our major marketing initiatives throughout northern and central Alberta - and even more excitement has been ramped up with the completion of our Red Sky pier system ..
